Holladay takes on two Nashville redevelopments

1800 Elm Hill Pike and 1009 3rd Avenue North are vacant warehouse buildings that will be redeveloped and leased in Nashville, Ten.
(Nashville, Ten.) – August is shaping up to be a big month for Holladay Properties’ Nashville development team. Two new projects will be kicking off soon in the Elm Hill and Germantown areas of Nashville, Ten.
Located at 1800 Elm Hill Pike, Holladay current has the former Edison Automation headquarters building, a 20,000 sq. ft. warehouse building, under contract. Once the sale closes, Holladay will begin renovations to improve the building’s appeal for prospective tenants.
The building sits on a prime corner in the historically stable CBD/Elm Hill industrial corridor and initial improvements will provide a flexible environment suitable for traditional warehouse use or conversion to call center space. 1800 Elm Hill Pike will add to Holladay’s presence in the historically stable CBD/Elm Hill industrial corridor in which Holladay’s 36-acre business park, AmeriPlex at Elm Hill, and 660 Massman Drive distribution center are located.
Holladay will also soon begin the redevelopment of The Bowtruss Building at 1009 3rd Avenue North, a vacant warehouse formerly home to a Cresent Furniture retail, office and storage location. The Bowtruss Building is located on 2 acres in the emerging Germantown area on a prime corner at the North Entry to downtown Nashville. The redevelopment plan includes demolishing part of the existing building to parking and renovating approximately 38,800 sq. ft. for office use.
“The Bowtruss Building will become a creative office environment that will mirror the success of the Sawtooth Building that is now home to Griffin Technologies,” Allen Arender, Holladay Properties’ Vice President-Development, said. “Part of the structure features the original 1940’s bowtruss steel structure that will be exposed to create unique office suites.”
Periodic updates will be provided for both projects as construction and leasing progress.
