Residential Maintenance Technician – Elkhart, IN

The Residential Maintenance Technician (RMT)’s primary responsibility is to maintain the physical integrity of Maple Lane Apartments in Elkhart, IN.  This involves insuring a safe, secure and comfortable living environment for residents, visitors and staff.  The RMT will carry out assigned duties in a safe manner and other duties as requested by the Property Manager. The RMT must be knowledgeable of pertinent laws, EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.

Job responsibilities will include:

  • Diagnose and perform minor and routine maintenance/repair, as directed, involving electrical, plumbing (including water lines), AC and heating systems, Appliances (when applicable), water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet, flooring, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, gas fixtures and appliances (where applicable), shutters, doors, cabinets, windows, sliding glass doors, boiler (gas and electric), door locks, P.O. boxes, security systems (where applicable), ceiling leaks, walls, pool areas, tile and pool furniture.
  • Constantly be aware of the condition throughout the community and immediately initiate action to correct unsafe conditions such as broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights
  • Schedule and perform routine preventative maintenance on all appropriate equipment, and inspect and maintain tools and equipment.
  • Report all major repairs and need requisitions to Property Manager prior to any expenditure of funds.
  • Meet with service vendors and contractors to get bids, when needed.
  • Assist in keeping grounds neat and free of litter.
  • Perform all work related to snow removal and ice management which includes but not limited to shoveling, salting, plowing and all procedures related to weather related control measures.
  • Maintain all aspects of a swimming pool: cleaning, chemicals, and knowledge of all safety issues.
  • Answer on-call maintenance requests 24 hours per day on a rotational basis

Knowledge, Skills and Abilities Required:

  • High School Diploma
  • Minimum 3 years commercial maintenance experience
  • Valid driver's license
  • Ability to lift 80lbs
  • Excellent communication skills.
  • Ability to work well under pressure, multi-task and meet deadlines.

Development Manager – Nashville, TN

Holladay Properties is seeking a Development Manager for our Nashville, TN office. The Development Manager provides management assistance and coordination leadership on a wide variety of development projects (in particular Construction Building Projects – redevelopment, office, industrial, retail).

Essential Duties and Responsibilities:

  • Provide development strategy throughout all project phases (site acquisition, contracts, programming, design, financing, construction, leasing/marketing)
  • Liaison with Metro Nashville and other governmental officials, including organizing and attending meetings as required to resolve outstanding matters
  • Assist in the coordination of zoning matters with appropriate consultants, legal and governmental bodies
  • Ensure all plans and required submittals are processed with the appropriate government body and follows through to obtain necessary approvals
  • Coordinate schedules and attends to architectural design/schedule matters and follows through to ensure required action is done as required
  • Interview and select general contractors, subcontractors and other similar 3rd party vendors
  • Prepare and solicit bids for a variety of development required contracts
  • Monitor and coordinate the work effort of all project architects, engineers and consultants to ensure their scope of work is in conformance with the project budget, schedule and development guidelines
  • Coordinate with accounting
  • Monitor construction activity and schedule and prepare weekly reports 
  • Maintain all project records per the office record keeping system
  • Monitor project closeout process including contract closeouts, punch list and final payments

Qualifications:

  • 5-7 years of development/engineering experience
  • Bachelor’s degree in Engineering required; MBA preferred
  • Basic knowledge of financial principals
  • Excellent computer skills, with emphasis on Word, Excel, Power Point, Internet access, AutoCad experience is beneficial
  • Understanding of environmental remediation procedures and permit application process
  • Familiarity with the Metro Nashville permitting process, knowledge of how to work with the Department of Economic Development, Building Department, and other appropriate City departments
  • Good organization, communication and administration skills
  • Good oral, written and interpersonal skills
  • Ability to perform under pressure

Construction Manager - Nashville, TN

Holladay Properties is currently seeking an Owners Representative/Construction Project Manager with hands-on experience managing commercial construction projects. This individual will be a key member of a nimble and entrepreneurial development team, taking point in collaborating with contractors in the development of project scopes, reviewing price proposals for accuracy, and overseeing work in the field through completion.

Essential Duties and Responsibilities include:

  • Functions as the Construction Manager supervising the performance of construction and maintaining schedules and budgets for multiple projects.
  • Experience in project management software i.e New Forma, Procore, Microsoft Project, Primavera, etc.
  • Manage and evaluate contractor performance
  • Provide official project status documentation and reports
  • Conduct technical reviews and evaluate project solicitations, proposals, quotes and proposed change requests
  • Evaluate project drawings and schedules
  • Ensure that procedures and materials comply with plans, specs, and approved submittals
  • Track and follow up on RFI's
  • Prepare punch lists and monitor completion
  • Work to secure Certifications of Occupancy
  • Ensure that the scope of the project, outside forces affecting the project and any project deliverables are fully understood
  • Coordinate any necessary due diligence efforts, maintaining and delivering all appropriate documentation
  • Develop a detailed project budget based on historical and market data, and a clearly defined set of budget assumptions
  • Facilitate project kick-off meetings with internal staff and key stakeholders to ensure responsibilities are communicated and understood by all
  • Oversee the work of vendors and project team members to ensure compliance with contract and Holladay expectations
  • Identify and address areas of concern regarding potential liabilities and risk
  • Ensure accurate management of all accounts receivables
  • Prepare and negotiate AIA contracts

Qualifications:

  • Bachelor’s degree from an accredited school in architecture, engineering, construction management or other technical and/or related field
  • Minimum of 5 years of experience working as/with a General Contractor
  • PMP or similar certification preferred
  • Experience in commercial or industrial related construction projects
  • Excellent written and oral communication skills, and an ability to communicate well at all organizational levels
  • Thorough understanding and commitment to sound project management techniques
  • High level analytical skills and problem solving capabilities, and the ability to effectively manage several projects in development and in the field simultaneously
  • Ability to visit a project site and quickly identify errors and omissions and review those effectively with onsite contractors
  • Must have a demonstrated ability to push schedules, identify and resolve constructability issues (impediments to schedule), and scrutinize and negotiate change orders as the Owners Representative
  • Ability to generate / forecast construction schedules
  • Cost estimating skills are desirable
  • Valid Driver’s License and clear Motor Vehicle Report

Receptionist/Administrative Assistant – Nashville, TN

The Receptionist/Administrative Assistant's primary responsibility is to assist with administrative support to property management in all markets, performing and coordinating office administrative activities with storing, retrieving and integrating information for dissemination to staff and tenants. This position requires that the individual be able to manage multiple projects, meet crucial deadlines and communicate effectively with many different persons in different capacities throughout a day. Flexibility, a positive attitude and people skills are a must in this position.

Essential Duties and Responsibilities include:

  • Administrative tasks including, but not limited to answering phones, filing, mailing, scanning, ordering office supplies, preparing monthly expense reports for Property Manager and Maintenance Staff, etc.
  • Preparation and tracking of all vendor contracts, maintain current vendor list, and obtain current COI, business licenses and W-9 on all Vendors
  • Maintain and keep up to date web base program for building information and preventative maintenance work order system and ensure timely closure of all maintenance PM work orders
  • Assist in the preparation of tenant gifts and tenant events
  • Assist Property Manager with weekly tenant visits as required by client and maintain tenant visit log
  • Prepare monthly newsletters and other publications for distribution
  • Prepare and maintain tenant database as required
  • Maintain building access system, handle tenant request for access cards and keys
  • Prepare incident report if property manager not on premises or for property manager with specific details, pictures and make sure everyone on list is copied

Qualifications:

  • College Degree preferred or progressive work experience addition to the qualifications below
  • Front desk or office management experience
  • Two (2) + years’ experience in commercial real estate environment
  • Proficient in Microsoft Office Products, Word, Excel and Outlook
  • MRI Real Estate Software experience or ability to learn new programs quickly
  • Desire to pursue Real Estate license
